Due to all the issues the community was having with the gates, the Epperson Ranch CDD Board of Supervisors opted to look for a new gate company. This search started about 3 months ago. At the November 3, 2025 regular meeting, the Board decided on a new gate company, and District Counsel has been working with the new gate company's attorney to ensure that the contract was not lopsided towards the gate company. After several revisions, we have come to an agreement, and the final contract will be signed at the beginning of December. Once the contract is signed, it will take the new gate company an estimated 90-120 days to have everything installed and running.
The Board of Supervisors discussed the Yale Harbor gate for an extensive period of time at our meeting held on December 1. Knowing that we were changing gate companies, the Board of Supervisors has decided not to spend the thousands of dollars it would take to fix the gate at this time, as any new parts that are put in now would end up being disposed of when the new equipment is installed. The problems with the main and Olive Brook gates are mechanical in nature, and will be fixed soon as these parts will remain with the new system.
Thank you for your patience with us as we have worked through this issue. We believe that we have a better vendor now that will take much better care of the gates in the long run so that we don’t continuously have the gates down.
